Qualify Prospective Buyers Before the Viewing
With an attractive property for sale, forty prospects can come forward quickly – but only a fraction are serious and have their financing in place. If you invite everyone to a viewing, you spend your weekends with visitors who will never buy, while the buyers who are genuinely ready get lost in the crowd.
How timum solves this
With Request Mode, prospects do not make a binding booking right away but submit an appointment request instead. You see all requests in one place, check the financing status and how serious each prospect is, and confirm the right ones selectively. For VIP contacts from referrals, you send exclusive links with hand-picked appointment slots.
- Collect requests instead of assigning every slot immediately.
- Allow several requests per time slot and choose the best ones.
- Politely decline tire-kickers before they block your calendar.
What you base your decision on
A request is only as good as the information that comes with it. The booking form can be extended with custom fields – financing confirmation on file, equity, purchase timeframe, existing agent agreement –, optionally as required fields. That puts the qualification question before the viewing, not on the doorstep. Setup is somewhat more involved and is therefore reserved for the PROFESSIONAL plans: you see the option in the settings, and it is set up together with our support team. Which field types and mandatory checks are possible is described in the documentation on form fields.
Requests come together in your appointment overview: you see the preferred time and the details, and you accept, propose a different time, or decline (Handling Appointment Requests). All contacts with their booking history are in the Customer Database – anyone who has already requested three times and never confirmed stands out by the second property.
Declining without losing the contact
A declined prospect is not a lost contact – for your next property, they may be the right one. You can propose an alternative time instead of simply declining, and the request stays documented. What matters more is what does not happen: the prospect has never seen a confirmed appointment that you would have to take away again. That is exactly what distinguishes Request Mode from Direct Booking Mode (Request vs. Direct Booking).
Discretion: the address stays hidden
When selling an occupied or discreetly marketed property, the address is the first thing that must not get out. With the setting "hidden", it appears neither on the booking page nor in the confirmation; it is delivered automatically with the reminder email 24 hours before the appointment (Address Release). Anyone who wants the address must have made a binding booking – a qualification filter that works entirely without a conversation.
If not everyone should see your calendar at all, set the customer circle to closed: only registered regular contacts see and book your appointments, while outsiders see a neutral page behind the link (Customer Circle).
Treating referral contacts differently
For a contact from a referral, you select individual appointments directly in the calendar and generate a booking link from them – all other times stay invisible, and even closed appointments become exclusively bookable this way (Exclusive Appointment Invitation, guide). The same calendar thus serves two speeds: a request for the forty from the portal, a direct invitation for the three who matter.
